From the practice · Ahmedabad
The paperwork behind property is our entire practice.
Not a side desk at a general law firm. For over fifteen years we have done one thing: drafting, verifying and registering property documents across Gujarat — for buyers, developers, companies and the law firms who refer them.
Who engages us
Buyers & Sellers
A flat, a bungalow, ancestral land. We check the title before you pay and register the deed after — so nothing surfaces later.
What we check →Developers
RERA registration, builder-buyer agreements, development agreements and every filing in between — on schedule.
For projects →Companies & GIDC
Leases for factories, warehouses and industrial plots; partnership and LLP papers for the entities that hold them.
For business →Law Firms
Litigating advocates refer their clients' conveyancing and translation work to us. Confidential, and never poached.
Referral terms →How an engagement runs
Every matter — a single sale deed or a full project registration — moves through the same four stages. You always know where yours stands.
We listen
A 20-minute consultation — in person, on a call or on WhatsApp. We tell you exactly which documents your transaction needs.
We verify
Title search, revenue records, encumbrances, RERA status, Disturbed Areas notification — every risk surfaced in writing.
We draft
The deed or agreement, in the format the registrar and the law require — with every clause explained to you in plain language.
We register
Stamp duty calculated, appointment booked, and we attend the sub-registrar's office with you until the document is registered.
Index of services
Unfamiliar terms — banakhat, 7/12 extract, jantri? Every one is explained in plain English in our Gujarat property terms glossary.
What we catch before it costs you
Most property disputes trace back to a document that was never checked. These are the three we find most often.
Defective title
A seller who doesn't fully own what they're selling — missing heirs, old mortgages, unregistered prior deals. We trace the chain back thirty years.
Missing permissions
Disturbed Areas NOCs, agricultural-land conversions, society transfer approvals. Absent any one of these, your registration is refused.
Wrong stamp duty
Underpaid duty invites penalties years later; overpaid duty is money gone. We calculate it correctly against the current jantri rates.
From the principal's desk
A property document is read twice: once when you sign it, and once when something goes wrong. We draft for the second reading.
