The 7/12 utara — in Gujarati, satbar utaro (સાતબાર ઉતારો) — is the single most important land record in Gujarat. If you are buying land, inheriting agricultural property, or applying for a loan against land, the 7/12 extract is the first document anyone will ask for. Here is what it actually is, and how to read it.

What "7/12" Means

The name comes from two village forms maintained under the Gujarat Land Revenue Code:

  • Village Form 7 — the record of rights: who holds the land, the survey number, the area, tenure, and rights and liabilities noted against it
  • Village Form 12 — the crop register: what has been cultivated on the land season by season

Together they form the "record of rights" extract for a survey number — evidence of possession and cultivation, and the starting point of any title investigation.

How to Read a 7/12 Utara

  • Occupant / Khatedar — the recorded holder(s) of the land. Multiple names mean joint holding; all holders must join a sale.
  • Tenure — old tenure (transferable) vs new/restricted tenure (transfer needs government permission). This single field changes the entire transaction process.
  • Boja / encumbrance notes — loans, charges, and attachments noted against the land
  • Reference to mutation entries — each change points to a numbered entry (nondh) in Gam Namuna 6 (hakk patrak), the mutation register. Reading the 7/12 without reading the Form 6 entries behind it is half a verification.

How to Get a 7/12 Extract Online

Gujarat's land records are digitised. On AnyRoR (anyror.gujarat.gov.in) you can view 7/12, 8-A, and Form 6 entries for rural land, and property cards for city survey areas — free, by selecting district, taluka, village, and survey number. E-Dhara kendras at the taluka mamlatdar office issue certified copies and process mutations.

Important: online copies are for information only. For a legal opinion, loan processing, or court use, obtain certified copies — and remember the 7/12 shows the current position, not the property's full history. Common Questions

Is the 7/12 utara proof of ownership?

Not by itself. It is a revenue record — strong evidence of possession and holding, but ownership is established by registered title documents (dastavej) read together with the revenue records. Discrepancies between the two are exactly what a title investigation is designed to catch.

What about flats in Ahmedabad?

For city survey areas, the property card takes the place of the 7/12. For flats, you will also review the society/condominium records and the underlying land's records.

My name is not in the 7/12 after inheriting land — what do I do?

You need a varsai (inheritance mutation) entry recording the legal heirs, processed through the e-Dhara kendra with supporting documents. Until varsai is complete, heirs cannot effectively sell or partition the land. We prepare the complete varsai documentation.
